How much do you want to pay?

Consider what monthly payments you can afford including mortgage, interest, insurance and taxes.  You can determine monthly payments on a mortgage calculator or by speaking with a mortgage broker.  Since mortgage pre-qualification letters are part of the initial purchase offering process, it would make sense to obtain this useful document at the outset.  Then you know, all things considered, what price range you are qualified for and have an estimate of your closing costs.  

Home Hunting Strategy

Determine what you want in a home and prioritize.  What style of home do you want?  How much space do you need or will you need in the next five years?  What kind of neighborhood do you want to live in?  Is it important to  be close to schools and playgrounds?  Is it important to be near public transportation?  Do you want a quiet neighborhood away from traffic or do you want to be in the thick of things close to shopping and activities? 

What are your needs for the house itself?  How many bedrooms and baths are comfortable for your family?  Do you want a large kitchen?  Do you want an enclosed yard, maybe with a pool?  How about a large family room?  Maybe it is important to have everything on one level.  Prioritize your wants and separate "must haves" from the less vital. 

This prioritization process is important because when viewing houses you might be struck by a particular feature like a charming fireplace or a view from the deck and respond to an impulse to buy, forgetting about more important features. A list of priorities helps to keep perspective.  Prioritizing also helps you to compromise without giving up the essentials.  No house is perfect, but if you have thought through what is most important you can overlook superficial flaws that can be remedied.
