If you are planning on purchasing contingent upon selling your current home, put your current home on the market first.  You are more apt to have your offer on your desired home accepted if you have a contingency free contract on your current home.

 

 

Buying

  Get your pre-qual letter.  Know what you can afford before you start looking.  The pre-qualification process will inform you of any credit issues that might need to be cleared up.  Sometimes there can be a mistake on a credit report.  Address it now so a minor credit issue doesn't hold up a mortgage commitment on a property that you want.

Rather than randomly calling on signs and going to open houses, get a Certified Buyer's Agent who works for you and your interests as opposed to the seller's interests.  You want your own agent to be with you throughout the process, from selecting a property to sitting down at the closing table.
